Booking and payments

When making a booking using BACS your booking is confirmed on:

  • Receipt of a 30% non-refundable deposit for all bookings with a check-in date over 10-weeks away;
  • Receipt of full payment for bookings with a check-in date less than 10-weeks away.

You can also call us to book on +447941010344 between the hours of 9am to 8pm 7 days a week.

If you use the online enquiry form or email us, we will endeavour to get back to you within a day.

Once payment is received, we will send you a booking confirmation by email. Please check this carefully and let us know if anything is incorrect straightaway.

Please note that where a deposit has been paid, the full balance payment will be due 10-weeks prior of your check in date.

Cancellation and Amendment by You

Please inform us by email at the earliest opportunity of any cancellation or amendment request.

All deposits are non-refundable on cancellations.

If you have paid in full and let us know of your cancellation 10-weeks or more before your stay, we will refund the balance less the deposit.

If you cancel within 10-weeks of your stay, both your deposit and balance are non-refundable.

We will try to fulfil alteration requests to your booking but this will be subject to availability and our ability to re-sell initial dates, and additional charges may be payable. If we are unable to agree a suitable alteration, we will treat it as a cancellation.

Cancellation and Amendment by us

In exceptional circumstances it may be necessary for us to cancel or amend your booking. If this is the case, we will inform you as soon as reasonably possible and will liaise with you to see if we can re-schedule your booking. If no agreeable alternative date is available, we will refund you in full for any monies paid to us. Unfortunately, we can accept no further liabilities.

Information & Accuracy

The information and prices shown on this website are amended from time to time and may change between the time you first view a property and make a booking.
You should check that all the details are as you expect prior to making a booking. It is always possible that, despite our best efforts, some of the properties (including the features and extras available) may be incorrectly described and/or priced. If we discover this is the case after you have made a booking, we reserve the right to contact you with details of the correct information and/or pricing and will give you the option to:
(1) proceed with the booking based on the correct information and/or pricing, which may require the payment of an additional amount by you;
OR
(2) subject to availability, change your booking dates to dates when the pricing can be honoured and so no additional charge to you. In the event that a lower price can be offered for alternative dates then the difference would be refunded;
OR
(3) cancel the booking. If we do not receive your instructions within 5 days of contacting you, we reserve the right to cancel your booking without liability to you.

Pets

We accept pets by arrangement and with a small fee.

Smoking

Great Burrow has strictly no-smoking properties.

Noise and privacy

Please respect the other guests with regards to noise, especially when playing music. We ask that all music is turned down to a level where is can’t be heard from outside after 9pm.

We also ask you to respect the privacy of each property. Please let your little ones know this!

We have a strict no-drone policy on our property.

We reserve the right to ask you to leave with, immediate effect, if you do not comply with these requests. In this event, you will not be eligible for any refund.
If you do have any issues with other guests during your stay, please don’t hesitate in letting us know.

Special requests

If you have any special requests (cot/highchair/synthetic bedding), please let us know at the time of booking or as early as possible before your stay. We will try to meet your individual needs, however, unfortunately, we can’t guarantee this will always be possible and we will have no liability to you if we are unable to meet your requirements.

Group Bookings

In order to preserve the tranquillity, we’re sorry to say that we don’t accept bookings for parties such as stag or hen.

Maximum Numbers

Please note that except by prior arrangement confirmed in writing, only the number of persons specified on a booking confirmation may occupy a property. We reserve the right to refuse admittance or cancel a booking if this condition is not observed, in which case, our cancellation policy will come into effect.

Your Responsibilities

We appreciate that breakages and accidental damage happens from time-to-time. Please let us know so that we are able to fix or replace items promptly.

Check-out time is 10.30am.

Whilst staying at Great Burrow we expect all our guests to treat the properties, us and other guests with due respect. Please stick to the designated garden areas and park

Our responsibilities

We are not responsible for anything that adversely affects your holiday due to events which are outside of our control (i.e. that we could not, even with due care, have foreseen or avoided). Such circumstances include (amongst others) pandemics, war, civil unrest, industrial action, terrorist activity, natural disaster, fire, adverse weather conditions, foot and mouth disease, power cuts. We will endeavour to manage any problems caused as a result of such an event but shall not be liable to you for any losses caused by such event.

Your safety


Please accompany children at all times, and take special care near the ponds and the ditches. Our garden, above the track to the field, is out of bounds. As Great Burrow is located in a country environment, we cannot accept responsibility for any damage, injury or inconvenience caused by the terrain, plants or wildlife.

Looking after the Gardens

It is our overriding priority to preserve this precious environment.
From time to time, we will need to carry out work within the garden, including coppicing, tree felling and path maintenance. We will make every effort to minimise any disruption this may cause to guests.

Please take extra care not to leave any litter or food waste outside. Only use the fire bowls and BBQs provided for BBQ’s and please extinguish fires and barbecues after use, especially during extended periods of dry weather.
